# How to sell an apartment fast: what speeds the sale up and what slows it down

When an apartment will not sell, almost everyone looks at the price first. That makes sense, but it only goes so far. Two apartments with the same price per square meter, in the same area, can take weeks or months apart to sell. What separates them is usually something else: how easy it is for the buyer to picture living there, and how quickly you answer when they ask.

This guide works whether you are selling a finished unit or you are a developer trying to move an off-plan project. The principles are the same. What changes is what you have to show.

## Price helps, but it does not do all the work

Look at five or six similar apartments for sale near yours, with comparable area, floor and condition. If your price is well above them, the listing will not even get calls. If it is in range and still not moving, cutting it is rarely the answer.

A discount makes the buyer's doubt cheaper, but the doubt is still there. If they do not know whether the dining table fits, whether the afternoon light comes in or what they will see from the window, they will keep putting the decision off even if you take a few thousand off the price.

## Make it clear in ten seconds

Most buyers first see your apartment on their phone, among twenty other listings. That is when you find out whether they will take a second look. What works:

- **A strong first image.** The living room in natural light or the view, never the bathroom or the facade at night.
- **Horizontal photos taken in daylight.** A dark space looks smaller than it is.
- **A floor plan with dimensions.** It is what a serious buyer looks for after the photos.
- **The facts everyone asks about**, written in the listing: area, floor, fees, parking, age of the building.

If the apartment does not exist yet, renders replace the photos. Ideally they come from the same 3D model you will use for the tour and the sales room, so buyers see the same thing on the portal, on their phone and at the visit.

## Let them walk through it before they come

A 3D tour or a 360° tour lets buyers walk through the apartment from home. People who were only curious filter themselves out, and whoever books a visit arrives knowing what they are going to see. That makes the visit shorter and far more productive.

There is data behind the effect. A Matterport analysis of sales recorded in US MLS data found that properties with a 3D tour sold up to 31% faster. Those are resale homes in a different market, so read it as a signal rather than a promise, but the logic holds: buyers who understand the space decide sooner. ## Answer quickly, and with something to show

A study published in Harvard Business Review, covering more than a million online sales inquiries, found that companies that responded within the first hour were nearly seven times more likely to have a meaningful conversation than those that responded an hour later. Real estate works the same way: someone who wrote on a Sunday night is comparing, and the first person who answers with something concrete keeps their attention.

## Show what buyers ask about most

Some questions come up at almost every visit: how big the living room really is, what you see from the window, when the sun comes in, how noisy it is, where the parking is. If your material answers them before anyone asks, the visit is spent deciding instead of explaining.

## If what you are selling is an off-plan project

Everything above gets multiplied by the number of units. ## What slows a sale down most

- A price outside the range of comparable apartments.
- Dark or vertical photos, or photos of a messy apartment.
- Half the information: no area, no fees, no word on parking.
- Answering the next day, or answering with a question instead of information.
- Unprepared visits where nobody knows how big the kitchen is.
- A single channel. If the apartment is only on one portal, only part of the market sees it.

## Frequently asked questions

### How long does it take to sell an apartment?

It depends on the city, the price and demand in the area, so any average tells you little about your case. What you can control is how easy the apartment is to understand from the listing, how fast you respond and how prepared each visit is.

### Should I lower the price to sell faster?

Only if it is above comparable apartments. If the price is in range and the apartment is not moving, the problem is almost always that buyers cannot understand or picture the space, and better material fixes that, not a discount.

### Does a virtual tour help sell a resale apartment?

Yes. It lets buyers visit from home, filters out people who were only curious and makes in-person visits shorter and more decisive. In off-plan projects it is even more useful, because there is nothing built to show.

### What photos does an apartment listing need?
