# How to make your real estate project stand out when everyone offers the same thing

A buyer of a new home usually visits several projects before deciding. If you look at them one after another, you will find the same phrases in almost all of them: great location, high-quality finishes, luxury amenities, close to everything. When everyone says the same thing, the buyer stops listening and compares the only thing they can compare without effort, which is price.

## Find what only your project has

Sit down with the technical and sales teams and list what your project has that nearby competitors do not. "Good location" does not count. Something you can point at does:

- The mountain view from the sixth floor up.
- A rooftop where pets can be off the leash.
- A bedroom that works as a study with natural light.
- An orientation that keeps the afternoon sun out of the bedrooms.
- A delivery date the developer has met on previous projects.

Also ask the people who already bought why they chose your project. They almost always mention something the brochure does not even say.

## Show it instead of describing it

"Spectacular view" is a promise everyone makes. A short video from the eighth-floor balcony at five in the afternoon is proof. The same goes for amenities: a generic render of a pool looks like all the others, but walking through the rooftop, seeing where the sun hits and how it connects to the lounge stays in the memory.

## Talk to one buyer, not to everyone

A project that tries to convince everyone ends up convincing no one. If your smaller unit types are for investors who will rent them out and the larger ones are for families, each group needs its own argument and its own material. The investor cares about returns and rental demand in the area. The family cares about nearby schools and where the kids will play.

## What it looks like in practice

Picture two towers three blocks apart, with similar prices and nearly identical two-bedroom apartments. The first hands out a brochure with the facade and a list of amenities. The second sends a link on WhatsApp where the buyer walks into their apartment on the ninth floor, looks at the park view at six in the evening and tours the rooftop where their dog can be off the leash. Both say "great location", but only one proves it, and that is the one the buyer remembers when comparing at night.

Your project does not need something spectacular to stand out. An orientation that keeps out the afternoon sun, real visitor parking or a study with a window can be the argument, as long as it is shown clearly and does not get lost among adjectives.

## Be careful with what you promise

Standing out with something you later do not deliver is the most expensive way to lose trust. What you show in the material has to match what you will build, with the finishes in the specifications and the real view. A model that is faithful to the project protects both sides, because the buyer knows what they are getting and the developer can prove it. ## How to tell whether you stand out

At the end of every visit, ask the visitor what they remember most about the project. If the answers are "the price" or "the location", you are not standing out yet. If they mention the rooftop, the view or walking through their apartment, you are on the right track.
