# Designing a real estate sales room: the journey that leads to a signature

Most sales rooms are designed as a space: a reception desk, some tables, a scale model at the back and a show apartment next door. They look good and work halfway, because buyers walk in, look around, sit down for five minutes and leave.

A sales room that closes deals is designed as a **journey**. Every zone has a job, and the order in which the buyer moves through them is the order in which their doubts get resolved: first where the project is, then what their apartment is like, then how it looks and feels, and only at the end, money.

## The journey, zone by zone

### 1. Arrival and reception

The first thirty seconds decide whether the visitor relaxes or gets defensive. You need an entrance visible from the street, a counter that is not a barrier, a high table beats a desk, and someone who greets, registers and asks three questions: what they are looking for, for whom and on what timeline. That registration is what later lets you measure which channel people come from.

### 2. The project zone

This is the heart of the room. Here the buyer understands where the project is, what the building looks like and what surrounds it. Traditionally a physical scale model handles this; it takes space, costs money and goes out of date with the first change. Put it where people naturally arrive after reception, not at the back. And at the right height: a large screen in portrait is used standing up, like a scale model, and lets two or three people look at once.

### 3. The unit type zone

Here the buyer sees *their* apartment, not just any one. If there is a show apartment, this is it. If there is not, these are the first-person tours of each unit type, on a screen or on a tablet the agent hands to the client.

In practice this changes a lot. A show apartment shows one unit type with one finish, while the 3D model shows them all, and the buyer of the smaller unit stops feeling they are being shown someone else's home.

### 4. Material samples

Real floors, tiles, countertops, fixtures and woodwork, mounted on a panel or a table. It takes little space and delivers the one thing a screen cannot: touch. Put it next to the unit type zone, so the buyer can feel the floor they just saw in the tour.

### 5. The closing zone

Separate tables, comfortable chairs and, above all, quiet. This is where price, payment plan and financing get discussed, and it is the most delicate conversation in the process. If it sits in everyone's path, the buyer does not open up. Keep the availability board in view: seeing that few units are left on the floor they like moves people more than any argument.

### 6. Amenities

Restroom, water, coffee and a corner for kids. It looks like a detail, but a comfortable visit lasts longer, and a longer visit closes more. If your typical buyer comes with family on weekends, the kids' corner is a commercial decision.

## Light, noise and screens

Three details ruin well-built rooms:

- **Screen glare.** A screen facing a window cannot be seen. Place it perpendicular to the light or control the sun with a blind.
- **Noise.** Hard ceilings and polished floors turn five conversations into one loud blur. Rug in the closing zone, panels or curtains if needed.
- **Air conditioning.** In a full room, heat shortens visits more than any price objection.

## How much space each zone needs

There is no single measurement, but there is a proportion that works: roughly half the area for the project and unit type journey, a quarter for the closing zone, and the rest split between reception, materials and amenities. A show apartment sits apart and almost always doubles the total area.

## Five design mistakes that keep repeating

- **The scale model at the back.** The most interesting thing about the project hides behind the tables.
- **The counter as a wall.** Greeting people from behind a high desk turns the visit into paperwork.
- **Closing in the hallway.** The money conversation needs quiet and privacy.
- **One screen for everything.** If an agent occupies it for an hour, everyone else waits with a brochure.
- **Designing for the photo.** A flawless room where the agent has nowhere to sit with a client does not sell.

## If the room is hybrid, the split changes

## How to tell whether the layout works

Walk the journey as if you were a buyer, with a stopwatch. If in the first five minutes you did not understand where the project is, what your apartment is like and what it costs, the journey is badly built. And ask the agent which zone they use least: that one is surplus.
