# Where to locate the sales room: on the lot, in a shopping mall or nowhere at all

A sales room's location often gets decided by elimination: wherever there is space on the lot, or wherever a unit happened to be available. It is an expensive decision, because it sets two things at once: **how many people walk in** and **how much you pay every month** for the whole sales period.

There are four real options, and the right one depends less on the project than on where your buyers are.

In short

- On the lot: the buyer sees the real surroundings and the room follows construction, but it depends on access and lives with the building site.
- In a shopping mall: far more walk-in traffic, with monthly rent and the project far away.
- At the office: the cheapest option, and the best one for developers with several projects.
- No physical room: workable when the 3D model shows the whole project and the team works over video calls.
- If the surroundings, the view and the light live in the 3D model, location matters much less.

## Option 1: on the lot

The classic option, and still the strongest when the surroundings sell: the buyer stands on the land, sees the neighborhood, works out the commute and understands the view. The room also follows construction, and watching the crane move is a trust argument no render replaces.

In exchange, you have to prepare the lot, bring in utilities, live with dust and noise, and solve security and parking. If access is difficult or the lot sits on a road with no visibility, the room starts at a disadvantage.

## Option 2: in a shopping mall or on a main road

Here you are buying traffic. A unit in a mall gets visitors who were not looking for your project, with long hours and parking solved. For social-interest housing and first-home projects, that walk-in flow can be half the database.

The cost is in rent, common charges and extended hours, which means more agent shifts. There is also a visible drawback, because the project is far away and all the weight of showing it falls on the materials. With a 3D model of the surroundings that drawback nearly disappears; without one, the buyer has to imagine the place.

## Option 3: at the developer's office

It is the cheapest option, with no extra rent, no temporary construction and the sales team already there. It works when meetings are booked, not when you depend on people walking past, and it is the best option for a developer with [several projects at once](https://inviewd.com/en/sala-de-ventas-varios-proyectos.html), because the same space serves them all.

Its limit is traffic: with no ads and no booking, nobody comes in.

## Option 4: no physical room

It is workable, and less unusual every year. If the project exists in 3D, the buyer can tour it from their phone and the agent can guide them over a video call, with signing handled remotely. ## Five questions to decide

- **Where do your buyers come from?** In Colombia, one in four buyers of new housing lives in another department or abroad, according to Camacol. No location reaches that quarter.
- **Does your project sell on its surroundings?** If the view, the neighborhood or proximity to something is the argument, the lot wins. If the argument is finishes and price, location matters less.
- **How many people arrive on their own versus by appointment?** If you depend on advertising, do not pay for shopping mall traffic.
- **How many months will sales take?** Rent multiplies by the months: it is the line item that grows most if the project sells slowly.
- **Do you have one project or several?** With three projects, three rooms mean three rents and three build-outs.

## What changes when the project lives in a 3D model

The biggest drawback of locations away from the lot is that the buyer cannot see where they would live. When the surroundings are modeled (the roads, what is nearby, the view from each floor and the light by orientation) that drawback disappears, and you can choose location by traffic and cost instead of proximity. That is what makes smaller, cheaper rooms possible with the same commercial result.
