# How to show construction progress to buyers (and keep their trust)

When someone buys off-plan, a long wait begins. According to Camacol, Colombia's builders' association, two to four years pass between the purchase and the disbursement of the mortgage. During that time the buyer pays installments, hears news about the economy and hears stories about delayed projects. If the developer tells them nothing, they fill the silence with doubts.

Reporting construction progress is the simplest way to keep their trust, and for buyers who live in another city or abroad it is the only way to see their investment. This guide explains what to show, how often and through which channels.

In short

- Two to four years pass between an off-plan purchase and the mortgage disbursement, according to Camacol.
- A monthly report with photos, percentage complete and upcoming milestones reduces doubts and calls to the sales rep.
- Comparing a site photo with the 3D model from the same angle helps buyers understand what they are looking at.
- Buyers who live far away need channels that do not depend on visiting the site: reports, video, live streams or video calls.
- A well-informed buyer has fewer reasons to cancel.

## Why report progress

Distrust grows in silence. A buyer who does not know how their project is going starts comparing it with what they hear: delayed buildings, changing interest rates, acquaintances who canceled. In 2026 cancellations of social-interest housing in Colombia reached high levels, as we explain in [cancellations in off-plan housing](https://inviewd.com/en/desistimientos-vivienda-sobre-planos.html). Many of the causes are financial and out of the developer's hands, but doubts about the project itself can be addressed.

Besides, the buyer who feels at ease during construction is the one who recommends the project and buys again in the next one.

## What to show each month

- **Overall and per-stage percentage complete:** foundations, structure, masonry, finishes.
- **Site photos and video:** always from the same spots, so the change from one month to the next is visible.
- **The comparison with the model:** the site photo next to the same view in the 3D model. That way buyers understand what they are seeing and how much is left.
- **Upcoming milestones:** what comes next month and whether the handover date still holds.
- **A point of contact:** who to write to with questions.

## Progress compared with the 3D model

A photo of a concrete slab says little to someone outside construction. Placed next to the 3D model from the same angle, with the buyer's floor highlighted, it makes sense right away: your living room will be here, and the structure is already up to the seventh floor. If the project has a 3D model, that same model can show progress by floor or by stage.

That comparison is also useful for the developer, because it lets the team check that what is built matches what was designed, as we explain in [the digital twin on the construction site](https://inviewd.com/en/gemelo-digital-equipo-interno-obra-contratistas.html).

## Channels for buyers who live far away

| Channel | What it is for | Suggested frequency |
| --- | --- | --- |
| Report by WhatsApp or email | A summary with photos, progress and upcoming milestones | Monthly |
| Short site video | Showing the change in a few minutes | Monthly or at each milestone |
| Project web page | Checking progress whenever the buyer wants | Updated monthly |
| Live stream | Touring the site and answering questions live | At major milestones |
| Site visit | Seeing the real space, with safety measures | Once or twice during construction |

A live stream works well at moments like topping out the structure or unveiling the model apartment, and lets someone living abroad ask the same questions as someone in town. We explain it in [how to run a live stream to sell a real estate project](https://inviewd.com/en/transmision-en-vivo-proyecto-inmobiliario.html).

## When there is a delay

Delays happen, and the worst moment to report one is after the buyer has already heard about it elsewhere. Reporting it in time, with the cause, the new date and what is being done to meet it, protects trust far better than silence. The comparison with the model helps show clearly what is finished and what is not.

## How to get started

- Pick three or four fixed spots on the site for monthly photos, and the same views in the 3D model.
- Build a one-page report template: progress, photos, upcoming milestones and contact.
- Choose the main channel based on your buyers: WhatsApp for most of them, email for investors.
- Schedule a live stream or a site visit at each major milestone.

If your buyers live outside Colombia, the progress report complements what we cover in [selling homes to Colombians living abroad](https://inviewd.com/en/vender-vivienda-colombianos-en-el-exterior.html).

At Inviewd we build the project in 3D before construction, and that model is used to sell, to review the build and to show progress to buyers. See how the [digital twin](https://inviewd.com/en/gemelo-digital.html) works.

## Frequently asked questions

### How often should a developer report construction progress?

Once a month is a good pace for the general report, with extra updates at major milestones or whenever the handover date changes.

### What should a construction progress report for buyers include?

The overall and per-stage percentage complete, photos always taken from the same spots, the comparison with the 3D model, upcoming milestones and who to contact with questions.

### How can a buyer who lives abroad follow the progress?

Through reports by WhatsApp or email, short videos, an up-to-date project web page and live streams from the site at major milestones.

### Does reporting progress reduce cancellations?

It helps with those that come from distrust or lack of information. Cancellations with financial causes, such as a rejected mortgage, need other measures, such as checking affordability at reservation.
