# Opening pre-sales with a virtual room: selling months before the physical one

Pre-sales is the most uncomfortable stage of a project: you need to sell a significant share of the units to reach the break-even point and release the funds held in the escrow trust, yet you have nothing to show. No construction, no show apartment, no sales room. Only drawings.

A virtual sales room changes that calendar. The 3D model comes from the drawings, so it can be ready **before** the first column goes up and before a physical room exists. Those are weeks or months of selling that are otherwise spent waiting.

## Why pre-sales is won on what the buyer can see

In pre-sales you are asking someone to reserve a home that does not exist, often without being able to stand on the land. Their doubts have little to do with price. They want to know whether the apartment will work for them, what they will see out the window and whether the project will look like what they were promised.

A floor plan answers none of that, and a 3D model does. The buyer walks into their unit type, looks at the view from their floor, changes the finishes and understands the real scale. And in Colombia more than 70% of new-home purchases are made off-plan, according to Camacol; during those months, the only version of the project that exists is the one you show.

## The order that works

### 1. The model, first

### 2. The sales assets, from that same model

Renders for the portal and the billboard, a short video for social media, a 360° tour to send on WhatsApp and the interactive room for meetings. Everything tells the same story because it comes from the same file.

### 3. The waiting list, before launch

Publish a project page with the tour and an interest form several weeks before opening sales. You reach launch day with a database instead of an expectation, and with real information: which unit types get looked at most and which cities they come from.

### 4. The launch, even without a room

A launch event can be in person at a hotel or fully virtual, with the agent guiding the tour live. What matters is that the buyer leaves with three things: their unit type clear, the tour link to review at home, and a meeting booked.

### 5. The physical room, afterwards

## How the agent works with nowhere to receive people

A pre-sales routine without a room has three pieces: the tour the buyer opens on their own phone, the [guided video call](https://inviewd.com/en/presentar-proyecto-inmobiliario-videollamada.html) where the agent shows them their apartment and answers live, and follow-up on [WhatsApp](https://inviewd.com/en/vender-apartamentos-por-whatsapp.html) with the link so they can review it with their family. ## What to measure in pre-sales

Sales room metrics do not apply yet, because there is no room. These do:

- **Tours opened** and which channel they come from.
- **Meetings booked** per week, in person and virtual.
- **Reservations per week**, against the target the break-even point demands.
- **Most-viewed unit types**: this tells you what the market is asking for before construction advances.
- **Cities of origin**: if a significant share is far away, reinforce the virtual channel.

## Three risks and how to avoid them

- **Showing what is not decided yet.** If the finishes are not defined, the model must not invent them: options are shown as options. What the buyer sees is what gets delivered.
- **The project changing later.** It always does. That is why the model gets updated rather than remade, and why it is worth putting in writing how many updates the contract includes.
- **Selling fast and falling short on site.** Pre-sales that accelerate require the construction schedule to keep up. That is a conversation with the technical team, not the sales team.
