# How to run a live stream to sell a real estate project

A live stream is the closest thing to a guided visit with hundreds of people at once. The rep presents, the project's 3D model is toured on screen and the audience asks questions in the chat: "What is the view like from the twelfth floor?", "Does a six-seat dining table fit?" The answer comes on the spot, with the image. A recorded video cannot do that.

In early 2020, with sales rooms closed, China's housing market turned to virtual tours and live streams; the Beike platform reported that views of its virtual tours rose 3.5-fold. In Colombia the format is still rarely used, and almost always as a launch with music and speeches. Done well, it can be a permanent source of appointments.

## What it is for (and what it is not)

A live stream does not close sales on its own: nobody reserves an apartment because of a chat comment. What it does very well is bring many people to the point of asking for an appointment, with an advantage over recorded video: the audience sees that the whole project exists in 3D and that the rep answers any question by showing the answer.

It works especially well at three moments: the launch of a project or a tower, a date with a special commercial offer, and streams designed for Colombians abroad, at a time that suits them.

## Where to stream

Each network's requirements change often; check them a week ahead, not on the day of the stream.

## The three roles

- **The presenter.** A rep with a good camera and a good microphone, who knows the project by heart and talks to the audience, not to the camera.
- **The model operator.** Someone else tours the project in 3D following what the presenter says and what the chat asks for. If one person does both, it shows: they talk while hunting for the floor with the mouse.
- **The chat moderator.** Passes the best questions to the presenter, answers the simple ones in writing and notes who asks for information, to follow up later.

## Thirty minutes that end in appointments

| 0–3 | Welcome, what they will see and how to ask for an appointment at the end |
| 3–8 | The surroundings and location, from the model's aerial view |
| 8–18 | One complete unit type, at eye level, and the view from two floors |
| 18–25 | Questions from the chat, showing each answer in the model |
| 25–30 | The invitation: a private video call to tour their unit, with the link on screen |

A stream that tries to show the whole project ends up showing nothing. It is better to tour one unit type well and announce the next one, which is what brings the audience back.

## Before: the invitation

A live stream with no audience is an expensive rehearsal. Announce it a week ahead on social media, on the project page and on your WhatsApp list, only to people who agreed to receive messages. Give the time in your audience's time zone: if you expect Colombians in Spain and the United States, write the time for each place. A reminder on the day itself raises attendance considerably.

## During: the model leads

The presenter's camera goes small, in a corner; the star is the project. Each question from the chat is answered by going to the place in the model that answers it: if someone asks about the kitchen, the operator takes the camera to the kitchen while the presenter talks. And if someone asks the price, answer with the price, plainly; hiding it makes people stop asking.

## After: the clips and the follow-up

The stream ends, but the material does not. Keep the recording and cut 30- to 60-second clips from it for social media: the view from the top floor, the answer to the most repeated question, the kitchen with three different finishes. ## How to measure it

- People who watched it live and afterward.
- Questions received: how many, and which ones repeat.
- Appointments booked in the following 72 hours.
- Reservations from people who came through the stream, over the next two months.

The first number is the one most celebrated and the one that matters least. A stream with 80 people that produces ten video calls is worth more than one with 2,000 views and no appointments.
