# How to sell to an investor who will never visit the project

The investor is a different buyer. They will not live in the apartment, so they do not fall in love with the kitchen or the balcony. They buy because they believe the property will rent well, appreciate, or both. And more and more often they buy without visiting the project: from another city, another country, or simply because their time is worth more than a trip to the sales room.

Selling to them requires showing other things, and showing them differently.

In short

- The investor buys on location, rental demand, layout, delivery date and trust.
- Their underlying question is whether what is promised is what they will receive.
- A 3D model faithful to the drawings works as a verifiable reference of what is delivered.
- Show them the unit furnished for rent, not decorated for living.
- Do not promise returns you cannot back up.

## What an investor asks

- **Location and demand:** who will rent here, and why?
- **Layout:** which unit rents best relative to its price?
- **Delivery:** when does it start producing income?
- **Builder:** what have they delivered before, and how?
- **Verification:** how do I know that what I receive is what they show me?

The last one weighs most when there is no visit. An investor buying from a distance knows they will not be able to oversee construction, and needs a clear reference of what was promised.

## The model as a reference of what is delivered

## Show them the unit as it will be rented

The render that works for a family — warm decor, photos on the wall, toys — does nothing for an investor. The amenities are shown differently too. For the investor they are not a luxury: they are what justifies the rental rate compared with the building next door.

## What not to do

Promise a specific return you cannot back up. A serious investor will check it, and if it does not add up, you lose the sale and the trust. It is better to give them the information to do their own math: price, area, delivery date, maintenance fees and market references for the area.
