# How to sell apartments in Colombia to foreign buyers

The buyer who lives outside the country is no longer a niche. According to Camacol, as of November 2025, 12.1% of new housing in Colombia was sold to non-residents. In some cities the weight is much higher: BBVA Research calculated that in Medellín, in 2024, out of every hundred homes sold, twenty-five were bought by people living outside the country.

Within that group there are two very different buyers. The Colombian living abroad, whom we cover in [selling homes to Colombians abroad](https://inviewd.com/en/vender-vivienda-colombianos-en-el-exterior.html), knows the country, has family nearby and often buys to come back. The **foreigner** is another story: they have probably never been to your neighborhood.

## How the foreign buyer is different

- **They do not know the surroundings.** They do not know whether the neighborhood is safe, how far it is from the airport or where the supermarket is.
- **They compare with other destinations.** Your project competes with one in Lisbon, Panama City or the Riviera Maya.
- **They think in dollars and rental income.** Many buy for part-time use and rent the rest of the year.
- **They are more wary.** They buy thousands of kilometers away, in another language and under other rules.

## What they need to see

### The context before the apartment

For a foreigner, the neighborhood weighs as much as the apartment. In a model built in a graphics engine like Unreal Engine, the surroundings are modeled with the project: you see the building on its block, the roads, the green areas and the landscape. An aerial shot that comes down to the entrance answers in seconds questions a map cannot.

### The project in their language

The tour, the labels, the video and each unit's sheet in English. Because everything comes from the same model, the version in another language is not another production: it is another layer of text over the same project.

### A visit that does not require traveling

The decision is made on a video call, in their time zone, walking through the model live. ### Something to look at again

Many foreigners buy with rental income in mind. For them, showing the apartment furnished as it would be for rent, and the amenities that justify the rate, weighs more than luxury finishes. ## A note on procedures

A purchase by a non-resident involves its own steps, such as channeling the money through the foreign exchange market and registering the foreign investment with Colombia's central bank, the Banco de la República. It is not complicated, but the buyer should have legal advice from the start: clearing up that question early is also part of building trust.
