Competing like a national builder without being one
The advantage a large builder held over a regional one was almost never the talent of the team. It was the budget: being able to pay for the market study, the physical scale model, the sales centre and a full marketing department. That asymmetry is closing.

“We can compete nationally”
Somerset Home Planning is a residential design firm that added real-time visualisation to a workflow already using BIM and CAD automation. Its president, JJ Kennedy, puts it plainly:
“With Unreal Engine, we can compete nationally. We are not just drawing lines, we are creating virtual prototypes that let our clients understand their investment before applying for the permit.”
Notice where he places the value. He does not say “we make nicer renders”. He says before applying for the permit. The virtual prototype is not competing with the big firms’ advertising: it is bringing forward the moment the client understands what they are getting into.
Unreal Engine’s feature describes the effect this way: it lets a regional company offer the same level of data-backed transparency as a national developer. Clients do not just see an image; they see a project where the visuals reflect construction reality, which cuts the time and cost of preparing documentation.
The catalogue stopped being a matter of scale too
A second barrier is coming down, and it is less obvious: access to real materials and furniture.
R3PLICA, an Italian technology company, works directly with more than sixty furniture and design brands — among them Cattelan Italia, Driade, TON and Miniforms — to create certified digital replicas that accurately reproduce the geometry, finishes and data of the original products. Its chief technology officer, Nazzareno Giannelli, explains the problem they set out to solve:
“R3PLICA was founded to solve a specific problem: the lack of authorised, high-quality 3D assets for professional design workflows.”
Translated: until recently, having the exact piece of furniture you were going to install in your render — with the manufacturer’s permission and its real dimensions — was a luxury for large studios. It is ceasing to be one.
What this means for a builder in Santander
That the tool is no longer the differentiator. If a regional firm can show the project at the same level of detail and honesty as a national builder, competition goes back to being decided where it always should have been: location, product and delivery.
And there is an advantage the big firms do not have: a regional builder knows its city. It knows which corner is noisy, which school matters and how you get there at rush hour. Put on a model the buyer can walk through, that local knowledge becomes a selling argument.
