What each thing is, in one sentence.
What is a virtual sales room?
It is the whole project rebuilt in 3D and ready for the buyer to walk through in real time. Instead of showing loose drawings and renders, you let them in: they walk the spaces, change finishes, adjust the lighting and look out of the window to see the view they will have from their floor. It runs in the browser, with nothing to install. More detail on virtual sales room.
What is an interactive 3D model or digital twin?
It is the navigable replica of the project: the whole building modelled at real dimensions, which you can move around and enter. It is the base the other pieces come from — renders, video, tours — and it also serves the technical team during construction. See digital twin.
What is an architectural render?
A still computer-generated image showing how a space that does not exist yet will look, with its materials, furniture and light. It is the piece that goes in the brochure, on the property portal and on the billboard. See architectural renders.
What is a 360° virtual tour?
A set of linked panoramas the buyer explores alone, turning the view and jumping between spaces from a link. It is generated from the 3D model, so it can be published years before there is a building site. See 360° tours.
What is Vista D360?
It is our 3D project-verification method. We turn drawings, mockups and renders into a navigable model and review it in sessions with the leads from each area, to catch design errors before they become construction errors. See Vista D360.
What does selling off-plan mean?
Marketing a project before building it, when the only thing that exists is the design. Camacol estimates that around 60% of new housing in Colombia is sold this way: for months, the only way a buyer can see the project is whatever you show them.

How is a digital twin different from a render?
A render is a still image, shot from an angle we chose. The digital twin is the whole project modeled and navigable: your client moves wherever they want, enters any space, changes finishes and looks out from the floor and orientation that matter to them. Renders come out of the digital twin — not the other way around.
What's the difference between a 360° tour and the virtual sales room?
The 360° tour is explored by the buyer alone, at their own pace, from a link: it attracts and it filters. The virtual sales room is a tool for the sales rep, driven live during the sales conversation to close.
Does the virtual sales room replace the model apartment?
On most projects it covers the same ground at a fraction of the cost, with one advantage: the physical unit shows one layout with one finish, while the virtual room shows all of them. Where the physical model still wins is the feel of the material — the weight of a door, the texture of a tile.
How is this different from a normal 360 photo?
The project does not exist yet. A 360 photo is taken in a finished space; our tour is generated from the 3D model, so it can be published years before there is a building site.
How is Vista D360 different from just having BIM?
BIM is the technology; Vista D360 is the review methodology we build on top. We turn drawings, mockups and renders into a navigable model and review it in sessions with the leads from each area, recording in minutes and on video what was decided and why.
Is a 3D video worth it if I already have renders?
They complement each other. The render works in the brochure and on the portal; the video is what stops the scroll. The advantage is that both come from the same model, so you are not paying for two productions.
Which of the solutions do I need?
It depends on the problem you have today. If you need material for ads and social, that's tailored experiences. If the bottleneck is the sales conversation, the virtual sales room. If you want to catch errors before building, Vista D360. And the digital twin is the base the other three come from.

What do you need from us to start?
The approved drawings and the finish specifications. That is enough to build the model. If you already have old renders or a physical model, we use those too.
How much does it cost?
We don't work from a fixed price list: it depends on the size of the project, the number of unit types and the pieces you need. Tell us about your project and we'll send a concrete proposal.
How long does delivery take?
It varies with scope and the level of detail in the model. We define it with you when quoting, always aiming for the material to be ready before the commercial launch.
Do I have to hire all of the solutions?
No. The usual path is to start where the investment comes back — normally the commercial model — and grow from there on the same file.
Can I order just the renders?
Yes. You pick the pieces your project needs. Worth knowing: they all come from the same 3D model, so producing several together costs considerably less than commissioning them separately later.
Can finishes be changed later?
Yes, and that is one of the advantages of working from a model. Changing a floor or a tile means changing the material in the model and re-rendering, not redoing the image from scratch.
What if the project changes during construction?
The model gets updated. It isn't a closed deliverable: it's a living file worth keeping current, so it still works as a reference at handover and in after-sales.
When in the project should we have the material?
Before the commercial launch. The goal is for the material to be ready when the advertising starts, because that's where pre-sale speed is won.

Do you only work in Bucaramanga?
We're based in Bucaramanga, but we work with developers across Colombia. Much of what we do exists precisely to sell remotely: to buyers in other cities and to Colombians living abroad.
Does it work well on a phone?
Yes, and that's where it gets used most. It opens from a link, with nothing to install, and it's built so the sales rep can send it over WhatsApp mid-conversation.
Does my client have to install anything?
No. It opens from a link, in the browser on a phone or a computer. That's exactly what lets the sales rep send it over WhatsApp or share it on a video call with someone in another city.
Does it help with buyers in other cities or abroad?
That's exactly where it performs best. Camacol measured that as of November 2025, 12.1% of new housing in Colombia was sold to non-residents, plus another 12.5% to Colombians living in a different department from the project. For that buyer, the physical sales room doesn't exist.
Can I use the material on portals and social media?
Yes, the material is yours and it's built for that: renders for the portal listing and billboards, video for social and presentations, and tours for the project website and paid campaigns.
Can it be embedded on a portal or the project page?
Yes. We give you your own link that you can send on WhatsApp, publish on a portal or embed in your page. It can also be hosted on your own domain.
Is it worth it for a small project, or only for large towers?
It works at all three scales, for different reasons. On a small project it pays for itself through sales, because it replaces the model apartment. On a multi-phase project it amortizes in the first phase and gets reused. And on large-scale developments what it solves is coordination between disciplines.
Do you deliver the 3D video vertical for social?
Yes. It is generated from the model, so it can be output horizontal, vertical and square without cropping or losing the framing.
Choosing a supplier
What to look at before commissioning 3D visualization for a real estate project.
Which companies build virtual sales rooms in Colombia?
It is a small and uneven market: render studios that deliver images, agencies that subcontract production, and companies that develop the full interactive experience all coexist. Inviewd S.A.S. is in the third group: we produce the 3D model in house and every piece comes out of it, from Bucaramanga and for developers across the country. When comparing, the question that separates suppliers most is whether the experience runs in real time — the buyer decides where to go — or is a pre-recorded video on a fixed path.
How do I choose a real estate 3D visualization supplier?
Five things worth asking before signing: whether they produce the 3D model in house or subcontract it; whether renders, video and tours all come from the same model or each piece is billed separately; whether the material is yours to use on portals and in paid campaigns; how many review rounds the proposal includes; and whether the model can be updated when the project changes during construction. The first four determine the real cost; the fifth determines whether it is still useful after launch.
Where can I commission architectural renders for a project in Colombia?
You can commission them one by one from a freelance artist, or produce them from a complete 3D model of the project. The difference shows up on the second image: working from a model, each extra render and each finish change is a variation of the same file, not a new production. At Inviewd we always work this way. How much does a virtual sales room cost in Colombia?
There is no list price, and be wary of anyone who quotes a figure without seeing the project. What moves the cost is the size of the project, how many unit types have to be modelled, how many finish combinations you want to offer, and whether the 3D model has to be built from drawings or already exists. Send us the drawings and we will give you a real figure, not a vague range.
Do you work with developers outside Colombia?
Yes. The work is remote end to end — drawings by email, reviews on video calls, delivery by link — so location does not constrain the project. We work in English and Spanish and have worked with teams in the United States, Spain, Mexico and Panama.
