Virtual home staging: how to furnish an apartment in 3D to sell it

And that is why more and more of it is done virtually, with the furniture placed in 3D instead of rented and carried up the stairs.

What virtual home staging is
It is furnishing and decorating a home in 3D to show it to buyers. It can be done on photos of an empty apartment or, for a project that does not exist yet, directly inside the 3D model used for the renders and tours. In the second case you are furnishing the space itself, not an image: the buyer can walk through the furnished living room, look at it from the kitchen and see how the dining table sits in front of the window.
Why it helps sell
The US National Association of Realtors (NAR) asks its agents every year about the effect of staging a home. In its 2025 report, 83% of buyers' agents said staging makes it easier for buyers to visualize the property as their future home. It is data from another market, but it describes something any agent has seen: people buy what they can picture.
Furniture answers three questions at once. It gives scale, because a double bed or a table for six says how much fits better than any floor plan. It gives purpose, because a small bedroom furnished as a study stops looking like a problem. And it gives feeling, because a living room with warm light and a sofa feels like a home.

Physical staging still makes sense when the buyer is going to visit a finished, empty apartment. For everything else, virtual staging goes further.
How to do it well
- Furniture at real scale. A sofa smaller than normal makes the living room look big in the image and disappoints at handover. That costs more than it helps.
- A style chosen for the buyer. A young couple, a family with kids and an investor planning to rent all picture different things.
- The real finishes. The floor, countertop and woodwork have to be the ones in the specifications, not nicer ones.
- Nothing hidden. Columns, beams and ducts are shown as they are.
- Labeled as illustrative. Buyers need to know the furniture is not included.
In off-plan projects
When the apartment does not exist yet, staging is part of the project's 3D model. Each unit type is furnished once, and the renders, tours and video all come from it. You can prepare two or three styles for the same apartment and switch between them live during the conversation, the same way finishes are switched.
