When a corporation evaluates a headquarters, the conversation runs for weeks and is almost never about the building. It's about how long people take to get there, whether there's somewhere to have lunch, how exposed the west facade is to the sun.

The isolated render leaves out half the decision
Traditional commercial visualization shows the property as an object: attractive, well lit and floating on a neutral background. That works for housing, where the buyer already knows the area.
For a corporate leasing committee it falls short, because their questions are systemic: how far is the station really? which building will block our sun in three years? does the environmental certification hold with this orientation?
A project that modeled the city, not the building
EDGE Liverpool Street, a zero-carbon office development in central London due for completion in 2029, shows how far this goes. It's developed by EDGE and Mitsui Fudosan, and the digital twin was built by SpaceForm on Unreal Engine 5.
The decision that mattered was one of scope: they integrated Google Earth data to model the surrounding urban fabric, not just the property. A prospect can stand virtually on an upper floor of a building that doesn't exist yet and see the exact London skyline from that height, with transport connections identified.
They aren't selling square meters. They're selling a location, and a location is proven by showing it.
Why ESG changed the standard
Environmental, social and governance criteria stopped being a differentiator and became a requirement in investment committees. And they're hard to support with words.
On a model with urban context you can show what a document can't convey: the sun's path across the facade through the year, the shade cast by neighboring buildings, the walking distance to each station. It stops being a promise and becomes a demonstration.
The tactical advantage: personalizing in hours
One detail from the London case applies to any commercial project: the platform lets teams inject the prospect's logo, colors and furniture layout in a matter of hours, where that used to take weeks.
The effect on a committee walking into a meeting and seeing their own brand in the space is hard to overstate.
What it means for a project in Colombia
You don't need a London skyscraper. A mixed-use development, a business center or a tower in a changing district face the same question: what you're selling isn't just the building, it's where it sits. And that can now be shown.
