What a real-time graphics engine is, and why developers use it to sell
A graphics engine is the software that draws the image of a video game. It does not produce an image and store it: it calculates it dozens of times per second, depending on where the player is looking and what is happening in the scene. That is why in a video game you can walk anywhere and everything still looks right.
That same capability is what started to interest architecture about a decade ago. If an engine can draw an entire city in real time, it can draw a housing project and let the buyer walk through it. The most widely used for this is Unreal Engine, from Epic Games, which is the one we work with at Inviewd.

Traditional rendering and real time, in one sentence
A traditional render is a photograph: someone picks the angle, the computer works for minutes or hours and delivers a still image. A real-time engine is a camera in the buyer's hands: the image is generated instantly, from wherever they decide to stand. One model, every sales asset
This is the reason it matters to a developer more than any technical feature. The project is built once in the engine, with its real dimensions and finishes, and out of that same file come:
- Photorealistic renders for the property portal, the brochure and billboards.
- 3D video for social media and ads, in horizontal, vertical or square.
- 360° tours that open from a link and are shared over WhatsApp.
- Interactive applications: the virtual sales room, where the buyer walks, changes finishes and looks at the view from their floor.
Because everything comes from the same model, everything tells the same story, and each additional asset costs much less than producing it separately.
Why Unreal Engine
There are several engines, but Unreal became the standard in architectural visualization because of the quality of its lighting, which is what makes a space look real, and an ecosystem designed to take that quality to any screen. One of the most cited cases is PropVR and DAMAC Properties: by building photorealistic digital twins on Unreal Engine, revenue attributed to the platform went from 24 million dollars to more than 400 million, according to the case published by Epic Games. Where artificial intelligence and NVIDIA come in
Real time demands a lot of power: drawing a photorealistic apartment dozens of times per second is not trivial. That is where NVIDIA technology comes in. Its RTX graphics cards include DLSS, a set of techniques that use artificial intelligence to reconstruct the image at a higher resolution from a lower-resolution one and to generate intermediate frames. The result is a sharper, smoother tour on the same hardware.

What the end buyer sees
None of this matters to the buyer, and that is how it should be. What they see is a link that opens on their phone, a tour the sales rep shows them on a video call, or a screen in the sales room they can touch and move through. The heavy model runs on a server and reaches them as interactive video; that is how pixel streaming works. Whether they are in Bucaramanga, Bogotá or Madrid, they see the same thing.
