How to sell apartments with artificial intelligence and 3D visualization

If you search for how to use artificial intelligence to sell apartments, almost everything you will find is written for agents selling resale homes: valuing the property, writing the listing, qualifying the buyer. It helps, but it leaves out the core problem of a developer selling off-plan: the product does not exist yet and the buyer has to decide without seeing it.

AI does have a role in that problem, as long as it is used to improve what the buyer sees and not to invent it.

1. Improve what the buyer sees

The first and most direct use is image quality. Artificial intelligence models can increase an image's resolution, clean the noise from a render, recover texture detail and improve the sharpness of a video or a 360° panorama. At Inviewd we apply them to the assets that come out of the project model: renders, videos and 360° images. The result is cleaner material for the portal, social media and ads, without recalculating everything from scratch.

2. Make the real-time tour smooth

An interactive tour has to draw the apartment dozens of times per second while the buyer walks. If the image looks blurry or the motion stutters, the experience breaks. For that we use NVIDIA technology: DLSS combines two artificial intelligence techniques, one that reconstructs the image at a higher resolution from a lower-resolution one and another that generates intermediate frames. In practice, the tour looks sharper and moves more smoothly, both on the sales room screen and in the video that reaches the buyer's phone.

All of this runs on a graphics engine, Unreal Engine in our case. We explain it in what a real-time graphics engine is.

3. Answer faster

In Colombia the sales conversation lives on WhatsApp, and business use of messaging is growing fast: Infobae reported 84% growth in the last year. A good share of the messages a sales rep receives are the same questions: areas, launch prices, down payment, delivery date. An AI assistant connected to the project's information can answer them at any hour and leave the sales rep the conversations that need judgment. Customer service and CRM tools handle this; what we contribute is the material the assistant can send: the tour, the video, the render of the layout.

4. Adapt content to each buyer

AI also speeds up writing: sheets per layout, portal descriptions, translations for foreign buyers. Always with human review: a mistranslated area or an invented feature is a legal and trust problem.

Where AI subtracts: when it invents the project

There is one use worth avoiding. Generative tools produce spectacular interior images in seconds, but they do not know what your project is like: they invent windows, ceiling heights, views and finishes that are not in the drawings. Publishing them is promising something that will not be built. The buyer who buys on that image and receives something else does not come back, and tells others.

So the rule is simple: the project's 3D model is the source of truth, with its real dimensions and specifications. Artificial intelligence works on it so it looks better and arrives faster, never instead of it.
