New technologies to sell apartments: which ones move sales and which are a trend

Every year a technology appears that promises to change how housing is sold. Some did. Others ended up as an anecdote in the sales room of a luxury project. For a developer with a limited sales budget, the question is not which technology is most impressive, but which one moves reservations.

VR headsets: high impact, low reach

The first time someone puts on a VR headset and appears inside the apartment, the reaction is immediate. The problem is everything around it: you have to be in the sales room, the sales rep has to help put it on, some people get dizzy, and the experience cannot be shared with whoever did not come. It works as a wow moment at an event, but it does not scale to most buyers.

The metaverse: more trend than channel

Projects launched on metaverse platforms got a lot of press and few sales. They ask the buyer for an account, an avatar and a learning curve, and in return show them something a browser tour shows better. It half passes the first filter and fails the second.

Drones: useful, for what they are

A drone shows the surroundings very well, the real view from a certain height and construction progress. What it cannot show is the interior of an apartment that does not exist yet. Its best use is combined: the real shot of the lot at the height of the tenth floor, next to the 3D model of that apartment.

Augmented reality: specific cases

Seeing the building appear on the lot through a phone camera is useful in certain situations, such as a site visit. As an everyday sales tool, its reach is limited.

Real-time 3D and browser tours: they pass both filters

This is the technology that does move sales. A project built in a graphics engine like Unreal Engine produces tours the buyer opens from a link, on their phone, with nothing to install. It reduces doubt because it shows scale, light, view and finishes. And it reaches them where they are: over WhatsApp, on a video call or on the sales room screen.

The data backs it up. A study of residential listings shared by Matterport found that properties with a 3D tour sold up to 31% faster, and Zillow reports that 62% of buyers would like to see more 3D tours. If the model is heavy, pixel streaming makes it fit on any phone.

Artificial intelligence: it depends on where it is used

AI adds value when it improves something that already exists: the quality of a render, the sharpness of a tour, how fast a question is answered.
