Model apartment vs. virtual sales room: the real math
Let's do the math without the marketing. A model apartment works — nobody disputes that touching a real finish convinces. The question is what it costs, and what the same money buys in digital.

What a model apartment really costs
The visible cost is construction and furnishing. The real cost includes several more things:
- Building a unit early that doesn't sell until the end (and often sells at a discount because of wear).
- Full furnishing: furniture, appliances, textiles, décor.
- Maintenance and staff for every month of the sales cycle.
- One single version. One finish, one unit type, one view. The buyer looking at a different layout still has to imagine.
As Grupo Koi's manager put it to us directly: "there was no need for the physical model apartment — which also costs a lot of money. Everything I invest in the project I ultimately have to add to the price".
What a virtual sales room costs
A 3D production is a one-time investment, before construction starts. And unlike the physical model, it doesn't age or wear out: it gets updated.
The key part is that you don't buy one unit type: you buy all of them. Every finish, every view by height and orientation, the common areas, and the ability to show it to someone in another city.
The physical model shows one apartment to whoever can visit. The digital model shows the whole project to anyone, anywhere.
Where each one wins
Let's be fair. The model apartment wins at something digital doesn't replace: the physical feel of a material, the weight of a door, the texture of a tile. For high-value projects where the buyer visits regardless, it makes sense.
The virtual room wins on cost, reach, flexibility and speed — and it wins by a lot when the buyer is far away, when there are several unit types, or when construction hasn't even started.
The honest answer for most projects is that digital covers 90% of the sales work at a fraction of the cost. Here's the full comparison, point by point.
