How to present an apartment that does not exist yet

Most presentations of an off-plan project follow the same order: the sales rep opens the floor plan, recites the area of each room, shows two renders and hands over the brochure. It is a logical order for someone who knows the project. For someone seeing it for the first time, it is the hardest to follow.

Presenting an apartment that does not exist is, at heart, helping someone picture themselves living there. And that has an order that works better.

The script in seven steps

1. Start with the surroundings

Before the apartment, the buyer wants to know where it is. Show the neighborhood, the distances, the overall view of the project. In a model built in a graphics engine, the surroundings are modeled and the camera can come down from the air to the building's entrance.

2. Come in through the door

The first walkthrough should be the one the buyer would make on the day they get the keys: from the entrance, at eye level. It is the fastest way for them to understand the scale.

3. Let them drive

If the presentation is in person, hand them the tablet or invite them to use the touchscreen. Whoever drives takes ownership of the space. The sales rep asks "what do you want to see?" instead of deciding for them.

4. Show them their floor and their view

Not the penthouse view: the view of the unit they are interested in. It is the question that always comes up, and answering it with the real image avoids the surprise on handover day. We go into detail in how to show the view and the light.

5. Personalize

Change the flooring, the kitchen tiles, the color of the cabinets. When the buyer sees their apartment with their finishes, it stops being just another option.

6. Close with the amenities and the numbers

Now yes: areas, price, payment terms. They arrive when the buyer already has something to value, not before.

7. Leave something to take away

The link to the same tour, over WhatsApp. That night they will open it with whoever did not come.

What never to do

  • Open with the floor plan. It is a technical document; use it to answer specific questions, not to open the conversation.
  • Recite areas. "The living room is 18 square meters" says nothing. Walking through it does.
  • Promise what is not in the model. If it is not in the drawings, it is not shown or suggested.
  • Show everything. Fifteen well-guided minutes are worth more than an hour of aimless touring.

The same script in three settings

The advantage of a single model is that the script does not change with the channel. In the sales room, it runs on a large screen. On a video call, the sales rep shares the tour and the buyer says where to go; we explain it in how to present a project over video call. And over WhatsApp, the buyer walks through it alone from their phone.
