How to present a real estate project over video call without losing the client
For a growing share of buyers, the video call is the visit. According to Camacol, as of November 2025, 12.1% of new housing in Colombia was sold to non-residents and another 12.5% to Colombians from another department. In Medellín the proportion is higher: BBVA Research calculated that in 2024, out of every hundred homes sold, twenty-five were bought by people living outside the country.
Those buyers will never set foot in the sales room. They make the decision on a Zoom, Meet or Teams call, often with family connected from another city. And most of those calls are wasted.

The three most common mistakes
- Sharing the brochure. Slide after slide, with the sales rep reading. Ten minutes in, the other person is looking at their phone.
- The sales rep's camera as the star. The client does not want to see the sales rep: they want to see the apartment.
- Improvising the technology. The link that does not open, the audio that cannot be heard, the wrong screen.
How to do it well
Walk through the model live
The sales rep shares their screen with the virtual sales room open: the project built in a graphics engine like Unreal Engine, explored in real time. It is not a recorded video, so they can go wherever the client asks. Thanks to NVIDIA's image upscaling and frame generation technology, which we use in our tours, the image arrives sharp and the motion smooth, even through the video call.
Let the client lead
The question that changes the call is "what do you want to see?". The kitchen, the view from the seventh floor, the children's room. When the client leads, they stop being a spectator. If several people are connected, each asks for their own thing, and the call becomes a family visit even though they are in three different countries.
Show what cannot be shown in a chat
The video call is the moment for the things that weigh most: changing finishes live, comparing two layouts side by side, seeing how the light comes in at different times. We develop it in how to show the view and the light.
Before, during and after
- Before: confirm the time in the client's time zone, test the link and have the units they are interested in open.
- During: twenty or thirty minutes are enough. Short script, open questions, pauses for them to weigh in.
- After: send the link to the same tour over WhatsApp, with the render of what they chose. They will watch it again that night.
Why it works with distant buyers
Someone buying from far away has a natural distrust: they cannot go and look. The video call with the model closes part of that distance because it shows the project with the same clarity they would have in the sales room, and lets them see the sales rep answer in real time, without a fixed script.
