How to sell apartments over WhatsApp: the 3D tour the sales rep sends in the chat

In Colombia, housing sales are a WhatsApp conversation. The buyer sees an ad, writes, asks the price, requests photos, books the visit and, often, reserves without ever having spoken on the phone. WhatsApp tops the list of the most used social networks in the country, according to La República, and business use of messaging grew 84% in the last year, according to Infobae.

If the sales conversation lives there, what the sales rep can send in the chat matters as much as what they show in the sales room.

What does not work today

  • The PDF brochure. It weighs twelve megabytes, takes time to download and on a phone forces you to zoom. Many never open it.
  • Ten photos in a row. They arrive out of order, without context, and the buyer does not know what they are looking at.
  • The three-minute voice note. It explains what an image would solve in two seconds.

What to send at each moment

The first message: a short video

When someone writes from an ad, they are in curiosity mode. A vertical video of twenty to thirty seconds, with the most attractive part of the project, works better than a paragraph. If it comes from the 3D model, it is produced in the exact format without cropping anything.

The doubt: a 360° tour

When they ask about a specific layout, the sales rep sends the link to that unit's 360° tour. It opens in the browser, is explored by turning the phone, and asks for no download. It is the step from "I like it" to "I can picture it".

The appointment: a video call with the model

The render of their apartment with the finishes they chose, the view from the floor they asked about, a video of the amenities. Every contact brings something new, so the conversation does not cool.

The rules of the chat

  • One tap and it opens. Links that work in the phone's browser, with no apps to install.
  • One asset per message. With a sentence saying what they are looking at.
  • Same-day reply. Speed weighs as much as content.
  • Nothing that is not in the drawings. What gets sent in a chat gets saved and forwarded.

Why it matters that everything comes from the same model

The sales rep's real problem is not knowing what to send, but having something to send. If each asset is commissioned separately, the material runs out quickly and the sales rep ends up forwarding the same PDF.
