How to reach more real estate buyers without doubling your ad spend
When sales stall, the first instinct is to raise the ad budget. Sometimes that works. But often what limits sales is how many people your way of selling can actually serve, more than how many people see the ad. If everything depends on the buyer coming to the sales room during office hours, you are leaving out a large group of people who do want to buy.

First, look at who you are not selling to
Do this exercise with your team. Think about the people who asked about the project in the last three months and never made it to the sales room. The same groups almost always show up:
- People in another city. They like the project but will not travel to see it before deciding.
- People abroad. Colombians buying to come back, for their parents or as an investment. According to Camacol, as of November 2025 about one in eight new homes was sold to non-residents.
- People with no time during office hours. They look at homes at nine at night, when the room is closed.
- The second person who decides. The partner, the parents or the business partner who never came to the visit and still has to say yes.
If your sales process does not work for these groups, more advertising only brings you more people you cannot serve either.
Let the project travel without you
The simplest way to reach someone who cannot come is to send them the project. A 3D tour that opens from a link, with nothing to install, can be shared on WhatsApp, by email or in a family group chat. The person explores it when they can, shows it at dinner and comes back with specific questions.
To make it work on any phone, the model runs on a server and the buyer receives interactive video, a technique called pixel streaming. The tour should also live on the project page, which is where people land from the ads. We explain it in the project website with a virtual tour.
Meet by video call with the project on screen
A visit to the sales room takes an agent one or two hours, counting waiting and travel. A video call where they share the tour and walk the client through their unit type takes thirty minutes and can happen at seven in the evening or early on a Saturday. Reach Colombians living abroad
This buyer has strong reasons to buy and very little time to do it. They need to see the whole project, understand an area they may not have visited in years and handle the paperwork remotely. What helps most is having the tour ready to share, service hours that match their time zone and material in English for when the family making the decision does not speak Spanish. Less brochure and more tour on social media
A carousel of renders looks like every other project's. A short video that walks in the door, through the apartment and ends on the balcony with the real view stops people as they scroll. Partners who already have your buyers
Some organizations talk to your buyer every day:
- Brokers and independent agents, who have databases of people looking for a home.
- Family compensation funds (cajas de compensación), especially if your project qualifies for housing subsidies.
- Large employers, with whom you can set up benefit agreements.
- Banks, which see people with pre-approved mortgages who have not chosen a project yet every day.
All of them need the same thing: a link to the tour they can send without depending on your agent being available.
Track where each buyer comes from
When you open new channels, it is easy to lose count. Record in the CRM where each lead came from and how far they got. That way you will know whether buyers from other cities reserve or just look, and whether the partnership with the compensation fund brings sales or only forms.
